Hallmark advised private clients on the purchase of this property for £4.3m. The asset included a large retail unit leased by Somerfield Supermarket and another 16 retail units. The first floor included self-contained office suites.
Vision for Value
Hallmark asset managed the property mainly by renewing and regearing the leases, where relevant, and improving the rental income, thereby enhancing the capital value.
After three years’ of active management, Hallmark had achieved the perceived maximum potential for the property. At that point, Hallmark formulated an exit strategy for the client to capitalise on optimal timing for its sale, yet retain a portion of land for development that would generate additional capital growth.
The original property sold for £7m, three years after purchase, providing the clients with a c. 63% profit. Hallmark then developed the client’s retained land into 9 apartments and a c 13,000 sq ft retail unit. While still under development, Hallmark negotiated a pre-let on the retail unit to Wilkinsons (now ‘Wilko’) for 20 years without breaks, thus creating significant added value.
