SERVICE CHARGE MANAGEMENT AND ARREARS RECOVERY
Our experience with managing service charges allows us to effectively oversee maintenance of common areas through approved contractors and utility providers. We have leading, bespoke, property software to ensure data is up to date and GDPR compliant. We can create budgets tailored for each property in line with RICS Professional Standards and apportion the costs of the service charge to each tenant with full accounting and annual reconciliation and certification.
INVOICING AND REPORTING
Our in house, ACA accountants work closely with our surveyors to ensure rents are up to date with their lease obligations. They report regularly to clients and can highlight potential issues through P&L reports. We have a strict process of ensuring all purchase invoices are accurate and are first authorised before payment is made.
MAINTENANCE & REPAIRS
We have numerous approved contractors for every trade that are H&S compliant and provide RAMS documents before the start of any undertaken work. Our surveyors will ensure that the landlord has satisfied all maintenance responsibilities and statutory duties including:
- Asbestos management
- Fire safety and assessments
- Electrical safety
We will provide a preventative maintenance strategy and manage refurbishment projects.
We can advise on negotiating or negotiate directly with lenders to obtain a low cost loan at adequate gearing levels to strike a balance between debt and control. We can search the market for favourable loan offers and manage lender relationships.
Our specialists can assist with advice on empty property relief and where necessary appealing the rateable value.
We have relationships with insurance providers to provide bespoke and cost effective insurance to cover all exposure. Insurance premiums are normally recharged to the tenant for single or multi let properties and we can manage this for landlords.
